Approach

Encephalo was built to capture economics that a pure allocator cannot. Owning the property management and construction functions inside the holding company lets the firm underwrite deals on margins that would otherwise leak out of a transaction to third parties. The discipline is narrow by design — the inner Twin Cities metro, market-rate multifamily, PACE-capable industrial — and the firm’s honesty about what it will not pursue is as structurally important as its conviction about what it will.

We did not build Encephalo to be a fund. We built it to be an operator that happens to raise capital.
